Real Estate and Equipment Asset Purchase

A client had mothballed a plastics resin manufacturing facility in Tennessee. The production technology was outdated and they had built a new technology lower cost production facility in Asia. The client’s goal was to eliminate the taxes and carrying costs, and write off the full book value of the asset prior to the approaching year end. Rider Opportunity Group purchased the assets As-Is and closed within 60 days. Our partners then found a local chemical company to purchase the property as a storage terminal and allow 6 months to clear the production equipment from the buildings. As the production process was no longer viable for its original purpose, an adaptive reuse strategy was used and the equipment was sold to manufacturers of other materials in 6 private treaty transactions.
